We compiled a list of the most anticipated condo projects in the downtown Area. Let’s go over three of the upcoming downtown Austin condos in the near future.

3 New Condos in Downtown Austin

1. 321 West

Location and Development Partners

Located at 321 West Ave, Austin, TX 78701 and bounded 6th and Guadalupe, this project is developed by New York-based real estate development firm Tishman Speyer and Minneapolis-based developer Ryan Companies.

Tishman Speyer assets include New York’s Rockefeller Center and Yankee Stadium. Ryan Companies has established a reputation in Austin for masterminding East Austin’s Oracle headquarters. 

Project Details

The project is named “321 West” and much of the hype around 321 West has been overshadowed by its neighboring development, 6th, and Guadalupe which is reported to be the new office of Facebook’s parent company, Meta Platforms.

All demolitions necessary have occurred and the construction of 321 West has begun on the 675-foot tower & 58 stories, which is likely to be completed by late 2024 or early 2025.

Utility Description

The 561,000-square-foot tower will consist of 140,000 square feet of office space and 369 luxury apartments, with floors 2- 11 reserved for parking. Developers have stated the tower is designed with the intention of appealing to the ever-expanding influx of companies moving and expanding to Austin.

Architecture

Handel Architects will be responsible for 321 West’s architectural design. “The tower is expressed through a mix of glass and metal, designed to relate in both scale and materiality to the buildings that are immediately adjacent.” 

Magnusson Klemencic Associates (MKA), a structural engineering company, worked hand-in-hand with the co-developers to make 321 West the first project to implement a structural engineering technique termed “performance-based wind design”. 

This engineering technique has been tested and proven to minimize materials needed in construction and reduce the tower’s overall carbon footprint. A potential reduction of 5-10% in structural material costs.

Republic Square is located steps away from 321 West and, if all goes as planned, will be a hub of the $7 billion dollar transportation investment Project Connect. That combined with 321 West’s sustainability ambitions and its location in the iconic Austin entertainment district, it’s easy to see why this tower will be popular with incoming tech companies and residents alike. 

2. 307 East


Location and Development Partners

307 East is located on East 2nd Street and developed by Intracorp. The building’s exterior design is by Page Architecture and the interior is by Rottet Studio.

Project Details

The tower at 307 East Ave, Second Street is a development by the high-end luxury branch of Hilton Worldwide, Conrad Hotels, and Resorts. It seems that the tower could possibly be named “Conrad Tower” when all is said and done. 307 East will have 65 stories and will stand 756 feet tall. If completed before other developments, it has the chance to temporarily hold the title of being “Austin’s tallest building.”

Utility Description

While it may not hold the title of tallest building for long, its 573,000 square feet will certainly make it a prominent addition to the Austin skyline. 17,000 square feet of this is dedicated to retail use, the upper floors dedicated to 136 luxury residences and 330 hotel rooms.

307 East will be located near downtown’s convention center and it will also be the only Conrad branded hotel in Texas. Residents and guests living in the “Conrad Tower” will have convenient access to everything downtown has to offer. From the hike and bike trail and water activities at Lady Bird Lake, a short walk to Whole Food for their grocery needs, to the fun and lively nightlife and live music entertainment at Sixth Street.

3. Waterline Tower - 98 Red River

98 Red River in downtown Austin has broken ground and construction crew began working on what will not be the tallest skyscraper in Austin, but also in the state of Texas.

Location and Development Partners

Development partners Lincoln Property Company and Kairoi Residential revealed several details about the project. The Waterline project is located at 98 Red River, a short walk from Rainey Street District where you can find more new and existing luxury condo buildings in Austin including Natiivo Austin at, 70 Rainey, The Shore, and Milago. Future residents will get to experience urban living close to Lady Bird Lake and other outdoor amenities nearby.

Project Details

We now know that the tower project is named Waterline and that the scheduled date of completion is in 2026. In 4 years time, the downtown Austin skyline will be dominated by the Waterline building with its 74 stories standing at 1,022 feet.

Utility Description

The Waterline will have 700,000 square feet or 27 floors of office space, a 251 hotel rooms, and 352 apartments. The apartments and living spaces will be located at the top 33 stories.

There will be a pavilion at the base of the building that stretches along the length of the 3.3-acre site and will hold 24,000 sqft of publicly accessible retail space.

Architecture

Designed by the same architectural firm behind the 1,401-foot One Vanderbilt in Manhattan, Kohn Pedersen Fox is accomplishing yet another super tall skyscraper that is designed with the aim of enhancing instead of invading the surrounding environment.

A quote from KPF Design architect “Sculptural columns draw inspiration from sacred species of trees in Austin, while native stones and landscaping speak to the character of the creek across the site to Red River Street.”

Let’s compare it to The Independent, the current tallest building in Austin situated in 301 West Avenue, to put into perspective how tall the Waterline will be. The Independent stands at 58 stories at 690 feet. Now that the Waterline will have 16 stories more than The Independent, this means that the Waterline will be about 31% taller compared to the current tallest skyscraper in Austin.

Once completed, The Waterline will also hold the title for the tallest building in Texas, beating out the current title holder, Houston’s JPMorgan Chase Tower by 22 feet! 

Undoubtedly The Waterline will be a man-made force that will change the downtown landscape for good. However, it will certainly help downtown Austin in “improving connectivity, enhancing public amenities, and attracting more people to this beautiful area of downtown.”

Downtown Austin is a vibrant and eclectic neighborhood with different types of condos available each with its own unique features and amenities to meet the needs and lifestyle of each resident. Other upcoming residential skyscrapers you should keep an eye out for are The Travis, an upcoming two-tower luxury multi-family development with 50 stories and 400 units. Vesper Austin is a luxury condo with 41 floors, 284 units, and three curated finish schemes for every unit’s interior.

The Modern will stand at 56 stories with floor plans from 1 to 5 bedrooms. These residential buildings are set to be complete by 2024 while Meta Platforms’ new Austin office Sixth and Guadalupe is expected to finish its construction by the summer of 2023.
