Vacation Rental in Natiivo Austin is Allowed
It is a luxury condominium but the building is zoned as a hotel and that's what allows every owner in the building the ability to short-term and or long-term rent their condo without restrictions. They can legally advertise their downtown condos through platforms such as AirBnB or Homeaway. Most HOA's will restrict short term rental and then the ones that do will put a limit on the owners as to how many units they can rent as long-term rents. These restrictions do not exist for Natiivo, making this an excellent investment property for savvy investors looking to enter the Austin investment market.
There will be a valet situated out front and it is a valley-only building. The owners will never self-park. Guests obviously will never sell part but the HOA covers the owners' valet privilege versus the guests who will pay for valet as they would have any hotel.
Right now they have good inventory (53% sold) for those who want to stay at a lower price point and that will give them lower floors or those who are searching for a higher price point that will give them higher floors with different view perspectives.
The Building Layout
So the first floor will be the lobby and then the coffee bar lounge. The second floor to the ninth floor is where the parking garage will be. The 10th-floor pier will have the indoor fitness center, outdoor fitness lawn, a gated dog park, and then on the north side of the 10th floor will be a yoga studio. Floors 11 to 32 are all the condominiums and there are 249 units total.
There is a studio floor plan that faces North, six different one-bedroom floor plans, and then three different two-bedroom floor plans, and then a one-bedroom with a study in the house. The top floor is where the pool and clubhouse are located, which is not customary for most luxury downtown condos. The clubhouse will be available for owners and guests alike.
This is the footprint of every floor. Currently, they are sold out of the B2 floor plan altogether. So that entire stack that corner unit is sold.
Natiivo Austin sales has studios ranging from $430k to 480K, starting on the lowest we have with the 20th-floor units and the top floor units on the 32nd we actually have the highest level available. This is going to feel like a true hotel room with the addition of the galley-style, and then the stackable washer and dryer. It is a great space at 447 square feet and does include a balcony
The Natiivo Austin pricing includes all the furniture, which is an option. If buyers would like to furnish it themselves, they're more than welcome to do that. They will take 20,000 off the list price. In doing that though, they are opting out of the onsite management company.
The A1 is the smallest one-bedroom at 641 square feet. It is the most efficient one-bedroom floor plan. It's a great size, great space, having northern facing views ranging in price from $528K to $558K.
The rest of the one-bedrooms all face east. Bookending that is the largest one bedroom, the A7 at 893 square feet. The master bedroom has views to the north, the balcony having north, northwest, northeast, and eastern facing views as well as in the kitchen and living. This is the largest one-bedroom unit. It's a great size and the most expensive one bedroom, ranging from $662K to $713K.
The A2 floor plans are only one bedroom without a balcony. It starts at $510K and goes to $558K While there's no balcony, there is a double vanity in the bathroom and then a nice size closet with the owner's closet locked in there.
The A4 is the larger of these one-bedroom options from A2, A3, and A1. Having a little nook pushed out, the balcony here has some really great views of east Austin. This is 740 square feet interchangeable with the A3 which is just 699 square feet and just a tad smaller but it also has a balcony. This one situated right next to a five which book and the other side of the one-bedroom.
The A5 is the other corner unit, the one-bedroom with floor-to-ceiling windows, two alpha units, the master kitchen, and living having the balcony facing east. It is really beautiful as it's a corner unit having east and southeastern facing views.
B1 is the smallest one-bedroom at 982 square feet. It starts $737K up to 841K. It is the most efficient two-bedroom for those not overly concerned about views. This is the best floor plan, it is actually the best laid out with two beds. There's a kitchen, living center with balcony, bedrooms, bathrooms, closet, and very well laid out. This one is the most cost-efficient, price-efficient because it's a two-bedroom that's fully furnished on the 7th and 8th floors with more urban views.
The B4 is the largest two-bedroom, and there are currently five of these left as well. Kitchen and living having Western-facing views including the master and the balcony. Lovely Western facing views and in the secondary bedroom and bathroom here with their own balcony facing south. This one starts at $912K and the highest we have is $983k on the 23rd floor.
Then last but not least the A9 floor plan. It is a one-bedroom with one bath but with a den and a half bath. So you have a hallway when you come in the kitchen and living area looking out to the west to Town Lake and downtown Austin. It has the most private balcony because it's in-set, the master bedroom has that window facing west as well. And then it comes with a little desk by day and Murphy bed by night so it can sleep as many guests as a two-bedroom and this is priced between 770K and 845K.
