321 West

321 West is an upcoming condo in downtown Austin, is set to reshape the skyline. This mixed-use project, designed by Handel Architects in collaboration with Page and INC Architecture & Design, features a 58-story tower with luxury residences and 140,000 sq. ft. of commercial space. 

Anticipated to achieve LEED Silver accreditation and Austin Energy Green Building 3-Star, the tower showcases a unique angled structural system for distinct residential and office spaces. Amenities include fitness areas, co-working spaces, a pool, and a breathtaking sky lounge and terrace on the 55th floor, offering stunning views of downtown Austin and Lady Bird Lake. Completion is expected by late 2024.

307 East

307 East is a highly anticipated project in downtown Austin. The luxury tower, a collaboration between real estate development firms Intracorp Homes and Pappageorge Haymes, is located at the southwest corner of East Second and Trinity Streets, near the beloved Austin Convention Center. 

While details are still somewhat limited, the tower is expected to include a hotel along with a yet-to-be-disclosed number of residential units, likely to be condos. With the 44 East Avenue condo tower already nearing completion, Intracorp Homes is making significant contributions to Austin's real estate landscape. The completion date for 307 East is yet to be officially announced, but it's set to join the dynamic downtown Austin scene soon.

Waterline

The Waterline Tower is a 74-story mixed-use high-rise that is currently under construction in downtown Austin and is expected to be completed in late 2026. Developed by Lincoln Property Company and Kairoi Residential, Waterline will be the tallest tower in Texas, reaching a height of 1,022 feet. The project, located at 98 Red River St., will feature 352 luxury residences homes, 700,000 square feet of office space, and the 251-room 1 Hotel Austin. The tower will contribute to improving connectivity and public amenities in the area.

Sixth and Guadalupe

The Sixth and Guadalupe mixed-use tower, owned by Kairoi Residential, Lincoln Property Company, and DivcoWest, has recently topped out at its final height of 865 feet, making it the tallest tower in Austin. The project features 66 stories and a total of 2.2 million square feet of space, comprising 14 levels of parking, 19 levels of Class A office space, and 32 levels of high-end residential units. The completion of Sixth and Guadalupe is expected in late summer of 2023.

Perennial

Perennial is a 46-story office building being developed by Cielo Property Group. The project is located on the stretch of Fourth Street between Brazos Street and San Jacinto Boulevard. With 750,000 square feet of space, the tower will feature 37,000 square feet of retail on its first three floors.

It is designed to have an abundance of plant life, including a ground-floor public paseo with a 28-foot waterfall, a 30,000-square-foot sky garden, and 1,200-to-4,500 square-foot balconies on each office floor. The expected completion date for Perennial is in 2025.

Vesper Condos Austin

415 Colorado

The upcoming development in downtown Austin, known as "415 Colorado," is a 640-foot tower developed by Stonelake Capital Partners. It will consist of approximately 328 apartment units and 110,000 square feet of office space. The project broke ground in January 2022 and is scheduled for completion in December 2024.

CitizenM Hotel

CitizenM Hotel is set to open in the summer of 2023. Developed in partnership with Turnbridge Equities, the 17-story tower will feature a 344-room hotel with architecture by Baskervill and citizenM's signature interior design by Amsterdam-based Concrete. It will also include a rooftop pool and bar area with design by commissioned artist PONI (Hilda Palafox), a 24/7 canteenM, and a gym. The interiors will draw inspiration from the local community, incorporating contemporary art and objects by local artists.

The Travis

The Travis is a 50-story luxury residential tower located in the Rainey Street District. Developed by Genesis Real Estate Group and PGIM Real Estate, it will offer 423 units with amenities like access to hike and bike trails, a clubhouse, rooftop pool, a coffee shop, and fitness facilities. Construction financing has been secured, and the tower is set to be completed in fall 2024, making it the city's tallest for-rent multifamily tower.

Vesper

Vesper Austin, a 32-story residential tower by Pearlstone Partners, will feature 220 condos at Lavaca and West 14th streets in downtown Austin. The Modern

The Modern, a 56-story apartment building in downtown Austin developed by Urbanspace, is currently under construction with an expected completion date in late 2024. The project will offer modernist-style residences with premium features such as floor-to-ceiling windows, frameless shower doors, and upscale furnishings. 

The development also includes several limited penthouses, adding to its appeal. As one of the most anticipated condos in Austin, The Modern aims to bring sophistication and contemporary living to the city's evolving skyline.

44 East Austin

The Republic

The Republic, a 48-story office tower in downtown Austin, Texas, is set to be completed by early 2025. The development, designed by Duda Paine Architects, will offer stunning views of Lady Bird Lake and feature a 20,000-square-foot public plaza at its main entrance, acting as an extension of Republic Square Park. Each office floor will have a private terrace, connecting tenants to the outdoors.

The 19th-floor amenity level will provide over 50,000 square feet of indoor-outdoor space, including conference rooms, fitness center, lounge, and bar. The development prioritizes health, wellness, and sustainability with touchless access technology and enhanced air-filtration systems.

The Linden

The Linden, a 28-floor condo tower, is set to become the first major residential development in the northwestern corner of downtown Austin in many years. Developed by Reger Holdings, the tower will offer 117 luxury condominiums with one to three-bedroom units and approximately 5,000 square feet of ground-level retail space. The completion is anticipated by late 2023. The Linden's strategic location at 313 West 17th Street makes it an exciting addition to Austin's dynamic skyline and urban core.
