The Woodlands: higher prices, fewer sales

The Woodlands' median single-family sale was $594,500 in August 2026 on 101 sales, down from $710,000 in August 2025. With about 100 sales a month, the median moves a lot with the mix of homes that close.[1] The average sale was $772,919, well above the median, which reflects sales at the high end.[1] HAR's September listing data showed an average asking price of about $289 per square foot on 3,066 square feet.[10]

Sugar Land: lower median, steadier year over year

Sugar Land's median single-family sale rose from $430,000 in August 2025 to $457,000 in August 2026, on 117 sales, and the median home sold in 24 days.[2] HAR's September listing data showed an average of about $193 per square foot on 3,059 square feet.[3] Listings in the two areas averaged about the same size, but the price per square foot was about 50% higher in The Woodlands.[3][10]

Housing age and type

The Census puts the median year built at 2000 for The Woodlands and 1994 for Sugar Land.[9] Single-family detached homes make up 74.5% of housing units in The Woodlands and 86.5% in Sugar Land, and the owner-occupied share is 72.5% and 80.3%.[16] In September 2026, HAR listed 115 single-story and 333 two-story homes for sale in The Woodlands, versus 231 and 484 in Sugar Land.[3][10]

Median owner-estimated home values run from $375,500 (77380) to $566,500 (77382) in The Woodlands, and from $302,600 (77498) to $478,300 (77479) in Sugar Land ZIPs (ACS 2020-2024, which trails the current market).[11] Compare specific subdivisions, not area names.

Schools: Conroe ISD vs. Fort Bend ISD

What the state ratings say

Conroe ISD earned a B in the Texas Education Agency's 2026 ratings, with a score of 85 for the third straight year. The district says 22 of its 66 rated campuses earned an A and 26 earned a B.[8] Fort Bend ISD also received a B, according to Houston Chronicle coverage.[7] District grades hide campus-level differences, so look up each campus on txschools.gov.[17]

Confirm zoning by address

Most homes for sale in The Woodlands were in Conroe ISD, but HAR also showed listings in Tomball ISD (rated A in 2026) and Magnolia ISD.[7][10] In Sugar Land, most listings were in Fort Bend ISD, with more than 100 in Lamar CISD and a few in Stafford MSD.[3] Verify zoning with the district's boundary tool before you make an offer.

What this means for resale

Buyers who shop by campus tend to be your future buyers too. Comparing sales inside the same attendance zone gives a truer picture of value than area-wide medians.

Governance and taxes: township vs. city

The Woodlands Township

The Woodlands Township calls itself a special-purpose local government. It provides fire protection, parks and pathways, covenant and standards administration, and contracted law enforcement and trash service, under a publicly elected board.[12] A 2007 regional participation agreement with Houston and Conroe blocks annexation and lets residents decide their own future governance.[4] The Township adopted a 2026 rate of $0.1694 per $100, down from $0.1714.[6] Conroe ISD adopted $0.9471 for 2026-27.[13]

City of Sugar Land

Sugar Land City Council adopted a FY2026-27 rate of $0.371116 per $100 on Sept. 15, 2026, a 3.42% increase from $0.358827.[5] Fort Bend ISD's 2025-26 rate was $1.0569. The district proposed a lower $0.9969 for 2026-27, with a board vote scheduled for Sept. 28, 2026.[14]

MUDs and other special districts

Many master-planned neighborhoods in both areas also sit in a MUD or other special district with its own tax. Montgomery County's tax-rate page lists several Woodlands-area MUDs whose taxes are collected by the Woodlands Water Agency.[18] Texas requires sellers to give buyers a written notice with the district's tax rate.[19] Look up every rate for a specific address with the Montgomery County Tax Office, the Fort Bend County tax rate tool, or the Harris County Tax Office.[18][20][21]

Flood checks

Check each address on the FEMA Flood Map Service Center, plus the Harris County Flood Education Mapping Tool for Harris County addresses. Read the seller's disclosure, which under Texas law must address prior flooding and flood insurance claims.[22][23][24]

Census data (2020-2024) shows an average one-way commute of 27.0 minutes for The Woodlands and 28.9 minutes for Sugar Land, among workers who don't work from home. By ZIP, The Woodlands' 77380, 77381, and 77382 range from 25.0 to 28.1 minutes, and Sugar Land's 77478, 77479, and 77498 range from 27.7 to 31.4.[15]
