The median home sold in 18.5 days, faster than the 28.5 days a year earlier.[2] HAR's September listing data showed an average of about $170 per square foot on 2,584 square feet.[3] The subdivisions with the most listings were Shadow Creek Ranch (79 across its Brazoria and Fort Bend sections), Massey Oaks, Riverstone Ranch at Clear Creek, and Southwyck.[3]

Confirm zoning by address
A Pearland address isn't always in Pearland ISD. In September 2026, HAR showed 414 Pearland listings in Pearland ISD and 137 in Alvin ISD, plus smaller numbers in Fort Bend ISD, Pasadena ISD, and Clear Creek ISD.[3] Sugar Land addresses are mostly in Fort Bend ISD, but HAR also showed 118 listings in Lamar CISD.[6] Always verify with the district's boundary tool before you make an offer.

Sugar Land City Council adopted a FY2026-27 rate of $0.371116 per $100 on Sept. 15, 2026, up 3.42% from $0.358827.[11] Pearland's FY2025-26 city rate was $0.63. Council approved a slightly lower $0.627892 for FY2026-27 on first reading Sept. 14, 2026, with the final vote scheduled for Sept. 28.[12][15] Pearland ISD adopted $1.1350 for 2026-27, the same as the year before.[10] Fort Bend ISD's 2025-26 rate was $1.0569.
