7 Austin Neighborhoods Close to Downtown Jobs, Dining, and Transit

7 Austin Neighborhoods Close to Downtown Jobs, Dining, and Transit

Key Insights

  • Short commutes and walkable errands are what most buyers searching for "close-in" neighborhoods want. Walk Scores here range from 54 (South Lamar) to 82 (Bouldin Creek), against a citywide 42.[1][2]
  • Housing formats vary. Downtown is mostly high-rise condos. Bouldin Creek, Zilker, and Hyde Park have older single-family homes and small multifamily buildings. Mueller mixes new detached homes, townhomes, and condos.
  • Transit matters. CapMetro MetroRapid and bus routes serve most of these areas. Project Connect is the long-term expansion plan.[3][4]

What This Guide Compares

For each neighborhood: distance to downtown, Walk/Transit/Bike Score, the main housing types, and nearby amenities (parks, dining, music venues). It doesn't tell you who "fits" a neighborhood. Only you can decide that.

1. Downtown Austin

Downtown's office towers and residential high-rises put major employers, the State Capitol, Lady Bird Lake trails, and the Sixth Street and Rainey Street districts within walking distance. Condo towers include The Austonian, Austin Proper Residences, and The Independent, many with rooftop pools, fitness centers, and concierge service. See rooftop pools downtown and downtown nightlife.

2. Bouldin Creek

Just south of Lady Bird Lake, Bouldin Creek has smaller older homes, duplexes, and condos. South First Street and South Congress restaurants are nearby.

3. Old West Austin

Old West Austin includes Old Enfield, Pemberton Heights, and Bryker Woods. Tree-lined streets have traditional single-family homes, with apartments and condos along Enfield Road. Downtown and UT are a short bike ride away.

4. South Lamar

South Lamar Boulevard is lined with mid-rise condos and apartments, restaurants, bars, and shops, about five minutes from downtown by car. Walk Score ranks it 34th among Austin neighborhoods.[2]

5. Zilker

In 78704, Zilker borders Zilker Metropolitan Park (home of the Austin City Limits festival), Barton Springs Pool, and the Greenbelt. Housing mixes bungalows, duplexes, and modern infill.

6. Hyde Park

Hyde Park is a historic neighborhood north of UT with sidewalks, large trees, and early 20th-century homes. It has a local farmers market and cafés. Parts of the neighborhood are a City of Austin local historic district with its own design standards, so check whether a property falls inside it before planning exterior changes.[6]

7. Mueller

Mueller is a master-planned redevelopment of Austin's former airport, about three miles from downtown. It has detached homes, row homes, condos, retail, a lake park, trails, and a weekly farmers market. The City of Austin describes the site as just over 700 acres, developed through a public-private partnership,[7] and the master developer, Catellus, says it is planned for 6,900 homes, 4.7 million square feet of commercial space, and 140 acres of parks and open space.[8]
