If you are tracking new developments in Austin right now, the honest answer is that the city is in a different phase than it was a couple of years ago. Downtown spent 2021 through 2024 building. It is now delivering.

Maybe you picture a corner unit on the 30th floor with a clear view of Lady Bird Lake, or a quiet cul de sac in Liberty Hill where your kids can bike to a new elementary school. Maybe you are simply trying to separate what is actually happening from what was announced with a rendering three years ago and never broke ground.

This guide sticks to confirmed, active projects, sourced and dated, so you can see what is under construction, what just delivered, and what is still in the entitlement stage. Where does your search fit into that picture?

New Developments in Downtown Austin's Skyline

Downtown Austin delivered eight projects in 2025 alone, adding nearly four million square feet to the skyline, according to the 2026 Austin Downtown Development Report. That is a shift in what downtown building activity looks like. For years, the story was cranes going up. Now it is ribbon cuttings.

Still Under Construction

Waterline topped out in August 2025 and is now the tallest building in Texas, standing 1,025 feet at 98 Red River St, according to architecture firm KPF. When it opens, the 74-story tower will bring 352 residences, 700,000 square feet of office space, and the 251-room 1 Hotel Austin to the district where Waller Creek meets Lady Bird Lake.

One Lady Bird Lake is a different kind of story. Originally planned as an office tower, developer Related Texas pivoted to residential in 2023 as office vacancy climbed. The City of Austin approved the site plan in July 2025, and Urbanize Austin reported that the redesigned 18-story tower will bring 298 residences, a mix of condos and apartments, to the south shore near the Hyatt Regency. Move-ins are expected in early 2028.

Recently Delivered

Several towers that were still under construction in earlier versions of this guide are now complete and selling or leasing. ATX Tower, formerly known as 321 West, delivered in 2025 with 369 apartments at the corner of West 6th and Guadalupe. Sixth and Guadalupe, at 865 feet, delivered in 2024 as Austin's tallest completed building outside of Waterline.

The Rainey Street District alone added several new residential towers, including The Travis, The Modern, 44 East Ave, and Vesper, a 41-story, 284-unit condo tower that finished in 2024 and is now more than two thirds sold. 415 Colorado and The Republic, an office tower with a 20,000 square foot public plaza extending Republic Square Park, also joined the completed list. New Mixed-Use Developments Reshaping Austin's Map

Downtown towers get the attention, but the districts changing the shape of Austin's suburbs and edges are arguably a bigger story for buyers looking at long-term value.

Uptown ATX

This $3 billion, 66-acre redevelopment of the former IBM campus near The Domain is one of the largest active projects in the metro. According to Uptown ATX's developer, Brandywine Realty Trust, One Uptown has delivered 348,000 square feet of office space, and Solaris House, a 13-story, 341-unit residential tower, is now leasing. A new CapMetro Red Line station serving the district is under construction and expected to open in 2027.

The Row, Formerly Velocity

This 314-acre district near the Tesla gigafactory, at the southwest corner of State Highways 71 and 130, rebranded from Velocity to The Row in late 2024. Per developer Presidium, the project is entitled for roughly 7 million square feet, with its first 307-unit apartment phase already under construction. Later phases call for 100,000 square feet of retail, an AC Hotel by Marriott, and a second multifamily building.

305 South Congress

The former Austin American-Statesman site on the south shore of Lady Bird Lake has had a long, contentious path. Austin City Council approved the redevelopment's zoning in December 2022, clearing the way for up to 1,478 residential units, a 275-room hotel, 1.5 million square feet of office space, and 150,000 square feet of retail across six buildings on the 19-acre site.

An environmental group sued to block the project, but a state district judge ruled in favor of the city and developer in June 2025, upholding the zoning. The entitlements are secured and the legal challenge is resolved, though construction has not yet started, so we are tracking this one as entitled rather than active.

What Is ICON Building in Mueller and Wolf Ranch?

ICON, the Austin-based construction technology company, is building 3D-printed homes at two active sites in the metro. In Georgetown's Wolf Ranch community, ICON partnered with homebuilder Lennar to print 100 homes, known as the Genesis Collection. As of early 2026, CBS Austin reported that 98 of those 100 homes have sold, making it the largest 3D-printed neighborhood built anywhere to date.

Closer to the urban core, ICON is finishing a smaller, 12-home project in the established Mueller neighborhood, designed by Michael Hsu Office of Architecture. Per ICON's own project page, the homes combine 3D-printed first floors with conventionally built second floors, and completion is expected in 2026. In a sign of how mainstream this technology has become, Wells Fargo announced in May 2026 that it is now ICON's preferred mortgage lender, offering a 50 basis point credit to buyers of ICON-built homes across Mueller, Wolf Ranch, and Wimberley. Traditional lenders had been hesitant to finance 3D-printed construction, so this is a real signal that appreciation and resale concerns are easing.

What Is the Austin Real Estate Market Doing Right Now?

Downtown's delivery pace tells the clearest story. According to the Downtown Austin Alliance's 2026 State of Downtown report, the district delivered 11 projects totaling 3.85 million square feet in 2023, then just 5 projects and 1.1 million square feet in 2024, before rebounding to 8 projects and 3.94 million square feet in 2025.

That uneven pattern reflects construction timelines catching up with a wave of projects launched between 2021 and 2023. The 2026 Downtown Development Report counts six projects currently under construction and 21 more in planning, which suggests the next delivery wave is still a few years out rather than imminent.

For buyers, that means less competition from brand-new inventory in the immediate term, and more time to compare what has already delivered against what is still on the drawing board. As always with new construction homes in Austin, the fundamentals of location, builder reputation, and realistic timelines matter more than the rendering.

Austin's development story in 2026 is really two stories. Downtown has shifted from building to delivering, with eight major towers completed in 2025 and only a handful still under construction. The suburbs, led by Santa Rita Ranch in Liberty Hill, remain the volume driver for actual home sales.
