Lost Wood Preserve is a community in Leander, Texas that offers new construction and great amenities for families. M/I Homes is the sole builder in this community and was founded in 1976. They are a national builder and ranked number twelve on America's Most Trusted Builder list. This community is situated at the corner of Journey Parkway and County Road, 175 Sambas Road, and is in its final development phase. 

About Lost Woods Preserve

Once completed, there will be approximately 220 single-family homes with 13-floor plans ranging from 1825 square feet with pricing starting at around $600,000. They offer inventory homes for sale and have lots for sale to build from the ground up. The tax rate is 2.37%, and the HOA is about $65 monthly. 

Schools Near the Lost Woods Preserve

The schools are in the Leander ISD, with Aikens Elementary, Styles Middle School, and Ralph High School in the area. The community is known for its proximity to these schools, with the elementary and middle schools only being a mile or so away. Ralph High School is about four or five miles away. The community is 26.8 miles from downtown Austin and 6.8 miles from the Metro Rail Leander station.

Pros of Living in Lost Woods Preserve

When it comes to the Lost Wood Preserve community in Leander, Texas, there are many positive aspects worth considering. The location is fantastic, as it is situated in a very family-friendly area that is conveniently located near shopping centers and two grocery stores, one in Leander and the other in Cedar Park. Leander is located in north Austin and has close proximity to other north Austin suburbs including Round Rock, Pflugerville, and Georgetown.

The community is home to great amenities, including a pool, playground, and volleyball courts. Residents are located just across from the Williamson County Regional Park, which boasts numerous soccer, softball, and football fields, as well as tennis and basketball courts, a 400-meter track, bike, and hike trails, a disc golf course, and a splash pad. 

There are inventory homes for sale in the community, and interested buyers can also purchase a lot and build their own homes, with many features and amenities already included in the base price.

Cons of Living in Lost Woods Preserve

Some of the cons of the area include the price being more aggressive compared to other nearby areas. While the location is desirable, the price point may be on the higher side, with homes priced at $600,000, which is higher than other areas close to it. 

The community is also part of an HOA with a monthly fee of $65, which may not be ideal for those who do not want to be part of an HOA community or have issues with any of the HOA restrictions. However, on the plus side, being part of an HOA can offer certain benefits, such as shared amenities and maintenance services. The community is also in the final phase of building, with only 72 homes left to build on 50-foot lots, meaning that those looking for larger lots may need to consider other options.
