Living in West Austin - Austin, Texas

 West Austin is located west of MoPac, but it also winds all the way up through to Lake Travis and is inside of the gorgeous hill country of Austin. The homes are bigger, the prices are taller, and the lifestyle is meant for those that are looking for the finer things in life, as well as excellent education for their children.

Neighborhoods in West Austin

We've got Northwest hills, Tarrytown, Westlake Hills, Rollingwood, Bee Cave, Lakeway, and then finally Steiner Ranch.

Northwestern Hills

This is a subdivision that was started in the 1960s. It consists of large homes that are colonial style, California ranch style, and Texas Tuscan Villa style. There are good views and convenient location to popular shopping areas such as the arboretum and the domain, and you also have wonderfully landscaped yards. 

The lower section can be popular for college students due to the amount of condos townhomes and duplexes. However, the majority of the neighborhood is mostly residential. Your average home price for the Northwestern Hills homes will be starting in the 600s and going on up into the millions. 

Tarrytown

Originally established in 1915. The subdivision is going to contain original cottages, remodeled and expanded homes, new estate homes, and a few homes in the western portion will even be Lakeside on Lake Austin. These are going to be priced higher due to their quality and location and will range in the millions. Many residents really value the small town feel where they run into their neighbors at local parks and schools and stores while having incredible access to downtown Austin. 

Westlake Hills and Rollingwood

We're going to start making our way west and unveil the neighborhoods Westlake Hills and Rollingwood. These are upscale neighborhoods with luxury homes well maintained communities incredible views of the hill country downtown and the link with access to hiking and biking trails and exemplary schools. These are the most coveted areas of Austin and with that comes a steep price tag of being million-dollar homes.

Bee Cave

Bee Cave is exploding with popularity due to the beauty of the surroundings and easy access to Austin they expect it to grow by 600% by the year 2030. The fast-growing rural community offers a wide range of neighborhoods giving homebuyers options between older homes and newer homes. 

The price ranges are going to range from 600,000 all the way up to a million and the area accesses both Eanes ISD as well as Lake Travis ISD. Both are incredible school districts on the outer edge of Austin City.

Lakeway, Texas

Originally, this was a vacation town meant for retirees but it is now a growing city that has more than doubled in size since the 1990s. What started as just Lakeway in 1963, has now grown to include communities such as the hills of Lakeway, which has its own golf course Flint rock falls, the Preserve at Lake way, new construction is available at Rough Hollow, and there also many condo communities. The price range will start as low as the 300s for off-water properties and can go up into the millions for waterfront properties.

Steiner Ranch

Steiner Ranch is also known as the land between the two lakes is a 4600-acre master-planned community that has committed 1500 of those acres to wildlife habitats, parks, and greenbelts. 

Being the exceptional masterplan community that Steiner Ranch is residents are going to enjoy amenities such as a 20-mile long hike and bike trail, 10 different neighborhood parks that have playscapes outdoor grills, and picnic areas, and then a 14-mile Greenbelt space that surrounds the community ensuring a very natural wooded setting. 

Additionally, there are also several basketball courts, tennis courts, as well as a golf course, and also a membership to a private lake. 

Traffic and Commute Times in West Austin

If you choose to be in the hills area, you are going to be right next to where all of the heavy tech employers are choosing to plant their campuses, you will have incredible access to the domain which is becoming like the Austin downtown part two, and you will also be just across the freeway from the Apple campus. 

Tarrytown, Westlake Hills, or Rollin wood, the reason that you were paying such a steep price to be inside of there, aside from the luxurious homes, of course, is because of the incredible access to downtown, you are able to drive into the downtown area and under 10 minutes from all three of those neighborhoods.

From Bee Cave, Lakeway, and Steiner Ranch, these neighborhoods are deep into the hills and they are having extreme growth. By having all of these new residents come in, the roads that feed into those neighborhoods are running out of room. There are only so many freeways that go up there. 

Things To Do in West Austin

Northwest Hills, Tarrytown, Westlake Hills, and Rollingwood are within 10 minutes of all the wonderful entertainment that the city of Austin provides. And that is why you're paying a steep price to be there. 

These neighborhoods even though they're so close to the city, are also inside the hill country. Their neighborhood parks have picnic areas and playgrounds and pools, as well as wonderful natural hiking trails for you to participate in, and even popular creeks for use women. 

Let's also not forget that Westlake Hills, Rollingwood, and Tarrytown are our waterfront in some ways and so you are also getting lake access to Lady Bird Lake. 

You make your way up to Bee Cave, Lakeway, and Steiner Ranch, these are also master-planned communities with their own individual neighborhood parks, playscapes pools, and sporting complexes, you know all of those things and also all of the lake life that you have access to you have marinas, golf courses, boating, sailing, you have chosen to place yourself right next to Lake Travis.
