Alright guys, we're going to be going through our Instagram stair step effect training. So what we're doing here is we're doing the hashtag research for you. So we have this program that we use that's based off of the amount of engagement per hashtag. And so you want to use hashtags that are in different buckets. And what I mean by that is, you can put up to 30 hashtags per post. I recommend between 20-25. And your first bucket is going to be ones that you know that you're going to rank in. And the way you know you're going to rank on them is if your average like per post is around 30, then you're going to be looking for hashtags that have around 30 likes on them. 

But here's the key, is that, if you can, you're going to want to find some with higher levels of comments. So see in the spreadsheet that i shared with you, some of the hashtags will have 30 likes and 10 comments, which is very rare. But don't worry so much about the comments it's more important to worry about the likes. But if you have different hashtags that for example have 30 likes and 1 comment, and then one that has 5, go with the one with the one with higher comments. But I don't want that to bog you down and prevent you from posting. The main thing is to get ones with equal amounts of likes as your posts. 

So the second bucket is going to be ones that you would rank in 75% of the time. This would be 40-50 likes. And then the next one is going to be 50%, which is let's say, you've kind of got to estimate this. But let's say 60-80 likes. The next one is going to be 25%, you almost never rank them, so let's just say if your average is 30 likes, this will be 150 to 200. Then the last one is going to be 0%, you're never going to rank in it. But it tells Instagram's algorithm and your followers exactly what you do. For example, #realestate and #realestateexperts. It tells your followers exactly what you do. 

So what you're going to be doing at Spyglass Realty is we're going to continue the hashtag research for you. We're going to be doing that for you on our Workplace Group for Instagram Team, and you can use these when you use hashtags. Once again, you know, you don't to let "perfect" be the enemy of complete. For example, if you find some hashtags that you want to use, or if you're posting at all, it's better. But make it relevant to what you do, and post often. And what we do here, is we actually look at the hashtags once a month and see where we're at. Becuase the idea behind this is that if you have some rank in here and some that ranks in here, it helps it make it easier to get to here. So every month or so, we go by and look at how many likes that we get. When we started out, we were getting 30. But now, we get anywhere from 50-75 likes per post.

So every month, we will be increasing out stair step effect. Also what we want to do is we want to promote you as agents. So what we want you to do for that is we want you to send us the shots of your housed, you know, if you're looking at a property and you want to do a video that you think is Instagram-worthy. If we decide if it is, then we will put it on our Instagram page and tag you. We want to promote you as part of Spyglass Realty. We have the highest following of any boutique in Austin, it will help you get further in your Instagram rating and help you develop these conversations that you should be having.
