1. The location - located a block north of Oltorf towards downtown, this property is bordering the Bouldin Creek area, home to some of the best amenities of lifestyle in Austin.  Some of the best restaurants are located within walking and biking distance.  Most notably is the legendary iconic space Green Pastures, which is undergoing a heavy remodel that will result in a great boutique hotel, restaurant, and bar.  Also within walking distance is Barlata, Saxon Pub, Odd Duck, Alamo Draft House, High Ball, Uchi, Polvos, Fresca's, and that's not even including all the restaurants, bars and shopping on Congress.  This is possibly the best location for walkability in 78704.
