The Barton Hills real estate market is one of the hottest among 78704 homes and condos. Homes for sale in Barton Hills currently range from $400,000 to 1.7M, while condos start just under $300,000. The key to finding the right house is timing and a good realtor!
The oldest houses date back to the 1940s and are mostly ranch-style and traditional homes with lots starting around a quarter-acre. Most of the homes for sale in Barton Hills are from the 1970s and 80s but many of those are being renovated or replaced with more modern structures. There are also duplexes and low-rise condos/apartments on the north side of the neighborhood, ideal for young urban professionals. Barton Hills real estate could have downtown or Greenbelt views and many short-term renters desire the 78704 homes and condos for the South by Southwest and Austin City Limits festivals.
Barton Hills Austin is bounded by South Lamar Boulevard and the Zilker neighborhood to the east; Barton Springs Road and the 351-acre Zilker Park to the north; Barton Creek and MoPac Highway to the west; and the Capital of Texas Highway to the south. The homes here are different than many other 78704 homes and condos because they have a suburban feel compared to the urban feel of the rest of 78704 real estate.
Barton Hills neighborhood draws many young families with children because it has some of the best and most desirable schools in Austin, including Barton Hills Elementary (K-6), O. Henry Middle School (6-8), and Austin High School (9-12). Preschool options include St. Mark’s Episcopal Day School (ages 2-5) and Faith United Methodist Preschool. There are other public magnet school programs and private institutions throughout the area.
Even though homes for sale in Barton Hills are in one of the most sought-after markets in Austin, you will feel like you are in a suburban paradise with its access to the Greenbelt, Barton Springs Pool, and Zilker Park, the home of many festivals, including ACL and the Trail of Lights. There are lovely restaurants, shopping, and nightlife at your feet.
South Lamar Boulevard is home to a plethora of restaurants, including the 52-year-old Broken Spoke dance hall, El Méson, Aroma’s, Phil’s Icehouse and Amy’s Ice Cream. Barton Springs Road offers Chuy’s, Shady Grove, Juliet and Uncle Billy’s. Across Barton Creek in the Spyglass neighborhood is Tacodeli.
In any direction, you have food shopping, including Whole Foods Market, HEB, Central Market, Trader Joe’s, Sprouts and Wheatsville Food Co-op. In addition to South Lamar, the popular South Congress and South First Streets is populated with one-of-a-kind boutiques. Sunset Valley, a 3-mile drive, offers most of the major big-box stores for any other need.
