The 360 Condos is currently my favorite of the Downtown Austin Condos, for several reasons which I am about to lay out for you.

First and foremost, the location might the best there is.  It is set back a few blocks west of the hustle and bustle of Congress, and just west of the 2^nd street district.  And I mean JUST west of it.  I actually like this.  At this point the congestion just around the building is manageable and tolerable and the fact that there is a creek to the west of the 360 building prevents an overflow of traffic passing through and around it.  SO, it’s set apart, but just a block or two away from the some of the best dining, dinning, shopping and entertainment that Austin has to offer. 

Speaking of location, we would have to comment on the location for music lovers.  This is a music lovers’ paradise.  You have to the south of the building, directly across the street, Austin Music Hall.  To me, this is one of the (if not THE) best places to see a live music venue in Austin.  It has plenty of room on the general admission floor, but not too much room where you are too far back from seeing your favorite band.  There is not a bad seat in the house. 

To the North, is La Zona Rosa, an Austin landmark for many years and another great place to see a band.  Many great bands use this venue as a landing spot when on tour.

Now, as for the building itself, it has recently attracted some great retail tenants that make this place a hot spot for people who wouldn’t regularly go there if these great places weren’t there.  Mulberry’s Wine Bar and Restaurant is a great place to have appetizers and a glass of your favorite wine or champagne.  

In addition to Mulberry’s there is Garridos’ Mexican Restaurant that specializes in, well, Mexican food.  Great ambiance in this establishment.  The food, not too bad.  I have eaten there twice and it’s pretty good. 

Royal Blue Grocery is another retail tenant in The 360 Building that brings a lot to the table for the residential occupants living there.  They have a small market with produce, sandwiches, beer and wine, giving convenience to the locals in the area.

Lastly, there is Blu Lounge, a modern décor lounge at night and coffee shop during the day.  This is truly a cool, hip place to relax, listen to the music and have cocktails with friends. 

Now that we have gone over the area amenities, we can start with the residence areas.  It has 430 units and 44 floors, and is currently the second tallest building in Austin.  Prices range from the low $200’s to close to $600k.  The HOA fees are 31 cents per square foot, which is reasonable, compared to some other units we have seen.  The building also has on site parking for its occupants and there is usually metered parking on the street, unless there is an event at one of the music venues. 

The 9^th floor is where the club house and pool are located and it has a lot to offer its occupants.  With an indoor cooking area and mini fridges, it’s the perfect place to entertain guests, house parties and just relax.  It also includes a pool table.  Looking to visit with friends before a night out on the town?  This is it.  The pool includes gas bar-b-q pits, plenty of chairs to lounge and sun bath in, and even an outdoor plasma to watch the game in between lounging and swimming.

The units themselves are designed in a modern, somewhat industrial fashion, with classy upgrades such as wood floors, custom countertops and floor to ceiling windows looking out onto downtown. 

I recently visited a unit during the Downtown Living Tour where the owner had installed his own modern lighting and had finished off the look with modern furniture pieces, mostly from Bo Concept.  It looked fantastic.

At this point and time, The 360 Condos are my absolute favorite of the downtown Austin Condos.  There will be others that certainly have better amenities (The W-Austin for those who can afford it) but this place tops out my list because of affordability, location and its great group of local hot spots that are within steps of the building.
