The Milago Condos – Downtown Austin Condos
The Milago Condominiums is located at 54 Rainey, just a about a150 feet to Lady Bird Lake at it's nearest apex. Built in 2005, this is one if the first buildings in the “new breed” of condos and the only complex located directly next to the lake. It’s location to Lady Bird Lake make it very appealing to outdoor people. Also, there is a dog walking area just outside the front door, which is not something you can say about most of the more centrally located, newer downtown Austin condos. That being said, the location is not as centrally located, being that this property is just a couple blocks from I35 and a couple of blocks South of River Street.. The walk to the major hotspots of Austin is a little bit longer. Petty cabs and normal taxis are available and the walk is about 15 minutes to 5th and Trinity.
The building offers great amenities, including a 24 hour concierge service. On the first floor past the concierge desk is a “wi-fi lounge” that has an outside sitting area. On the second floor is where the owner’s clubhouse and the workout area are located. The Clubhouse is decorated in a modern contemporary manner and is very appealing. I would say that as far as downtown Austin condos are concerned, the clubhouse is slightly small. The same could be said of the workout room.
On the 3rd floor there is a outside terrace on the West side of the building. This is a lot of room here, I am just not sure how practical it is. It seems that if you wanted to be outside, you would opt for the pool or the dog park. Also, while the terrace is landscaped, there is no grass there, so you would still have to take your pets outside of the front.
To get to the pool, one has to take the elevator on the North side of the building to the roof top. I actually love it when the pools are located on rooftops. It is modest sized pool and there is a hot tub and plenty of seating. There is also a gas grill for BarB Qs. I think I would rather have the pool and the clubhouse right next to each other like you see at the 360 Building.
The units themselves are pretty spacious and laid out well. This is true even for the one bedrooms. The cabinets are decent enough and countertops are granite. It is mid level finish out which is nice, but not as great as you would see at The Austonian or The W. Of course it is priced accordingly.
Speaking of prices, The Milago is definitely has the best price of the downtown Austin condos that were built in the last 10 years. All in all, this is a great property for the price. The location is a little bit further out than the usual suspects, but some may see this as a plus and it's close proximity to the Lake make up for it. This is great property for both nature lovers and pet owners who want to live in downtown Austin.
