On our next review of downtown Austin condos for sale we look at the Plaza Lofts at Republic Square located at the corner of Guadalupe and W.5^th.  This property is one of the first built in the new millennium and it certainly set the standard for the rest of the downtown condos that came shortly afterwards.

Not a huge building by any means, The Plaza Lofts has 12 stories and a rooftop pool. The residences on the 12^th floor have their own staircases to the pool and terrace area via enclosed staircases and a couple of the penthouse units have part of their units on the floor with them. 

The location is among the best in Austin.  For hikers and joggers, you are 5 blocks to Lady Bird Lake.  You are also within walking distance to the 6^th street entertainment district and all the bars, clubs and restaurants that come with that.  One block north is where Maiko Sushi Restaurant is and right next to that is the popular night spot, The Belmont.

The Condo association feet at the Plaza Lofts is forty cents a square foot, compared to a downtown average of forty five cents per square foot and an outside downtown average of twenty five cents per square foot.  Water, electricity and trash service are included in the fee.

I think this building will appeal to those who want the urban downtown Austin lifestyle but want to avoid the over crowded buildings that the other downtown Austin condo for sale have to offer. 

Prices range from $549K to $694K and all the listings that are available (5) are 1896 square feet. 

Prices for these units as a downtown Austin condo for lease are $1875 for just over 1200 square feet to $3750 for 1897 square feet.
